Multiple unresolved warranty issues. 1. Dead palm trees behind lanai causing an eye sire have never been replaced. They were installed when home was built in late 2020. Have contacted Pulte on numerous occasions and no results. Recently warranty person left Pulte and despite calls and emails no response from Pulte group. 2. Peeling of garage epoxy floor. Numerous complaints to Pulte. Unacceptable patch repairs wee done. Pulte the agreed to resurface 2 large areas if garage floor but I was told matching color material would take 2 months to come in on order. I agreed to wait and resurface was completely different in color and shade from the rest of floor. No response from Pulte after complaining about repair. 3. Discoloration of pool wall and steps. Damage to pool rail by Pulte contractors. Pulte and ***************** did nit resolve. All of these issues were brought up within the first year after construction completed. The builder will be moving forward with replacement of two sabal palms at the rear left corner of the property. Agreement has been made that either two fully bloomed sabal palms will be transplanted into the existing positions or that both palms will be replaced with new trees.
There will be no further action taken by the builder regarding the garage floor epoxy concern. When addressing this warranty concern initially, it was discussed with the homeowner that the removal of two square epoxy sections and installation of new application, will show discoloration. The agreement to move forward with the work in those areas was confirmed with the customer and the senior customer care manager on site.
There will be no further action taken by the builder in regards to the stainless steel pool handrail. The handrail has discolored overtime due to the chemical treatment provided by the after market cleaning vendor, selected by the customer. Chemical testing was taken on the pool water at the time the concern was raised, which showed extremely high levels of incorrect chemical additives.

I have been working with Pulte Group since November 2021. They are the mortgage company in charge of financing my home with my VA home loan. After months of sending over documentation and going back and forth with them, finally I was given a closing date/move in date of May 20th. I was told by their Loan Processor *********************** via email on May 2, 2022 that I had an approvable loan. I have all emails saved between them and myself. Today is May 12, 2022, 8 days away from my move in and I am just now hearing from them that I do not have an approved loan and my only option to move in is to put down 14K dollars. I have already terminated my lease, put in my two weeks notice at my current job, and all of my items and my car is enroute to *****. The lack of communication between them and myself is completely unacceptable. *********************** was not licensed to send me that email about my approval and because of that I am in the position I am now. Due to the circumstances and countless mistakes from Pulte Mortgage, I am requesting compensation to have my closing costs fully covered. I have been trying to contact Pulte Mortgage for the last week to have my appraisal sent over. I have completed all documentation requested and submitted a payment of $850 on 5/24/2022. I was told on a recorded line by ************************************* after I submit payment my appraisal will be sent over SAME DAY. Neither me or my lender have received the appraisal and Pulte Mortgage is now declining my phone calls and will not speak with me. They have my money and have not provided my documents as we agreed. Someone needs to contact me IMMEDIATELY and I want a copy of that recorded conversation with *********.

We did our 2 wk punch list on our new construction home at ***************************** ******** Arizona. On that list was the scratched glass on our French doors we were told they would replace the set of doors, this was in December 2020 after going thru several customer service representatives and being told they have the doors and will have them installed to now receiving an email from *********************** saying our claim has been denied. ***** is our current customer service ********************** representative. My family purchased a home with Pulte in October of 2020, initially we found punchiest items that needed to be corrected (still have not been or more damage was done in the process), however beginning of 2021 we started noticing very concerning problems. It started with our floor, it was separating, buckling, etc. We got the same response for everything, "It is normal and due to settling." Then, May of 2021, we noticed our roof shingles buckling. Once again, we reached out, their roofing supervisor had no idea what was going on or had an explanation. Ultimately, we were told it was normal and that our shingles are designed to "flex." I asked Pulte if they could send their engineer out to come look at it, they said if we wanted one, we'd have to hire one. So we did. It was found that we had structural problems. Then the tone and everything changed with them. We have 2 walls bowing outside of their perimeters. The **************** officials have been to my house multiple times are aware that Pulte provided them with a FALSE Roof affidavit! Fast forward, we filed a complaint with LLR, Pulte was found to be in violation of building code, and basically a ** should have never been issued. We have a sink hole in our roof, a crack running across our ceiling, and LLR believes that we probably have a crack in our foundation. We do have an attorney, however since Pulte in unresponsive when given many opportunities to rectify this, we are bing forced into arbitration. I feel we should be able to go straight to trial, because they broke their contract with US!!! It is going to cost us thousands of dollars to arbitrate. Everyone is aware that they were hiding defects, but it seems that the little people get hit the hardest. We don't feel safe, they hid a high moisture content in our home, I am worried about mold. We need help! this is tearing apart our family, we have kids, and we don't feel settled. We did not get what we paid for and in the end it is going to cost us a lot.Business Response

Unfortunately we have already gone through that division. We have sought legal help. Every structural problem we pointed out like broken trusses, cracks in our ceiling, gaps in our flooring, etc. were all brushed under the rug as normal settling. It wasnt until we hired professionals that they would even acknowledge anything, but even then just said it was cosmetic. LLR has escaped our case to the state attorney now. We are concerned about mold because Pulte hired a 3rd party floor inspector after much push, and when we finally got the report information was left off of it intentionally. We hired our own flooring inspector which revealed high moisture content under our floor. They left the moisture reading off of it. I was ent internal emails by accident from Pulte and it revealed that they want to close our case quick before it got out of hand. What they do is criminal and they must be stopped. Years are being taken away from my family, I am desperate to get this resolved. The state investigator said we probably have a crack in our foundation. Our hands are being forced into spending thousands of dollars to find defects in our own warrantied home. Its such a mess and I cry over this all the time. We want to be a peace before more years are robbed from our children.

Yes we are approaching legal proceedings. We have been waiting on a date that Pulte can come back to our house to reinspect since January. Our hand is being forced every direction we take. Its important for anyone purchasing a home from Pulte to know that defects were concealed from us. We had no choice but to pursue council from any angle we could. I hope that the BBB will continue to keep this business on alert. They have caused so much strife in our life and no one else should have to go through this. Pulte Home Company, LLC is in agreement with the consumer that several open service requests for this home are not complete. Representatives from Pulte Home Company, LLC have met with the consumer numerous times to schedule the work, but the homeowner precluded the same from proceeding. The consumer engaged an independent inspector to evaluate her home, however she previously refused to provide this report to us for review and evaluation by the engineer of record on the home. Additionally, the consumer has chosen to pursue her rights under Section ********* et seq. and Pulte Home Company, LLC has responded pursuant to the ************** Notice and Opportunity to Cure Construction Defect Dwellings Act. We have hired defense counsel and have made several attempts at scheduling a right to cure inspection of the home. In each instance the scheduled inspection, confirmed by counsel for the consumer, was cancelled by the consumer.
At this time a right to cure inspection is scheduled for June 15, 2022. The results of the inspection will determine our next steps.

I am rejecting this response because:Every single request I asked Pulte for help, every response was that it was normal settling. I asked Pulte, Im regards to my shingles flexing, if they could look at it, it was normal and the shingles flex with the heat. ** of getting nowhere, I had to hire an inspector bc I did not accept that the problems we were having were normal. The town was involved as well. Once we got our inspection report, we sent it to Haleigh at Pulte. So their claims of not receiving it are incorrect. I have emails to prove it was sent over. Once again, they claimed it was only cosmetic. I asked pulte if THEY could hire an engineer, *********************** said if we wanted one wed have to hire one. So that is what we did, which led to even more defects that Pulte was hoping to conceal. I asked **** if we hired an engineer and they disagreed with what he said, could we discuss repairs other than the bandaid Pulte was wanting to do. He said no, well arbitrate it. Pulte has scammed us all the way and has forced our hand. We had no choice but to seek council. Ever bit of this is in emails. I asked ****** if he could perform a plumb text on our trusses bc our engineer said they were not in plumb, if performed a test but refused to test the ones I asked him to. So we took it to state level, which now the state investigator has found them to be in violation and in fact our truss our not in plumb. Pulte also left the moisture reading of their third party inspection report in regards to the problems with our floor. We hired our own flooring inspector which revealed a high moisture content under our floors. Pulte left this reading of their report when it was sent over, and also all the internal emails were forwarded to me by accident. Our case is an escalated case and needs to be closed before it gets out of hand. Multiple homeowners in our neighborhood have signed non-disclosures and have been paid off by palm trees. BBB this company should not be allowed to operate. Everything they stated is simply untrue. We have given Pulte MULTIPLE opportunities to make this right. They have intentionally concealed defects with our home and forced out hand with every decision weve had to make.

I purchased a Pulte home in ********* ******** in June 2020. It was a new build and there was a one year home warranty. Meaning that after a year from purchase Pulte was going to fix any issues with the house. Most of the issues were fixed almost a year late. Except for one.The driveway has sunk and it was checked I thought employee *************************** who is ************* Manager III.I also sent multiple emails (to Paulte) with photos of the driveway that sank over a quarter inch. Which according to the contract with Pulte, they are required to fix.I emailed ******************* multiple times with no response. Pulte also knew about this for over a year. April 20, 2022 April 28, 2022 May 2, 2022 May 3, 2022 May 4, 2022 May 5, 2022 May 9, 2022 I have not received a single response from her. And now I get messages that my emails are not returned.Pulte has been almost ONE year late in filling their contract. And now our driveway which poses a danger to others (as some delivery people have tripped over it) Is not being fixed by Pulte. There is no communication regarding this issue. None of my emails have been replied to. All we want is for Pulte to for fulfill their contract and fix the driveway. And do it as soon as possible. The homeowner was reaching out to *************************** (who is retired) and when he didn't receive a response he escalated. Don **** spoke to the homeowner and explained our warranty process and explained proper protocol when not receiving a response from a member of his team. - I went under contract to buy a CENTEX (Pulte Group) home in *********** in Oct 2021.- I was required to place a $2,000 deposit to finalize the contract.- The home's estimated completion date was initially March 2022.- I was contacted in late 2021, early 2022 by a CENTEX rep and told that "the foundation would have to be re-poured" and that construction wouldn't be complete until Apr/May 2022.- After not getting any further updates for several weeks, I contacted the sales agent to obtain an update.- The agent again told me that the foundation would need to be re-done and that the home would not be completed until Jul 2022. - I informed him that 9 months is an excessive amount of time to complete a basic home in a subdivision and that I wanted my deposit back.- The sales agent sent me a termination contract, but CENTEX kept the $2,000 deposit.- If I was told that it might take up to 9 months to finish this home, I would not have entered into a contract with this company. - This business is engaged in deceptive marketing and immediate action is needed to ensure consumers know what they're getting into.Business Response

We do strive to construct and deliver homes to our clients as expeditiously as possible. Construction delays are common (even more common today due to trade and supply chain constraints) and we did encounter a delay in construction on the property that ************ was under contract to purchase. Our Purchase Agreement does state that we have up to 2 years to deliver a home from initial contract date (Section 7.3). The delay we experienced on this home was well within the tolerance allowed per the Purchase Agreement. ************ fully executed the Purchase Agreement with us and signed that he had read and understood the terms. Per Pulte's home owner's certification, Pulte will conduct a one year inspection to repair any build defects that have occurred. This inspection was completed on March 17th, 2022. Several "nail pops" and drywall defects were identified by the inspector and noted by placing blue tape on areas that needed repaired. A third party contractor was scheduled to complete the repairs by the Pulte inspector and this partially completed on March 30, 2022. The repair work involved painting the areas that were repaired. However, the contractor could not match the original paint used during construction. We were told at the time the inspector would contact the original painter on the house to see what could be done to match the paint. On approximately April 18th the inspector and the paint contractor looked at the areas in the home. We were told at the time to "hang in there, and we will be back with you." Today is May 6th, almost two months since the original inspection and we are still waiting to have the repair work completed. I filed a "service request" with Pulte and that is when the inspector contacted us and mentioned he was trying to set up a meeting with the original paint contractor. I fail to understand why this work is taking so long to complete, and truthfully getting tired of looking at blue tape on about every wall in the home.Business Response

We purchased a home from Pulte and closed as of Feb 11th of 2021.They provide a 1 year full warranty on all defects and craftsmanship.Since closing on this home there have been around *********************************************** our fireplace that sent my fiance to the hospital with chest pains, migraines, and numbness in her left arm.All defects are outlined in the trails of emails I have included which is direct correspondence with the builder's "customer care team" which in all honesty should be a customer "do not care" team.The builder has not made reasonable accommodation to fix these items in any semblance of a timely manner. Every time they enter my home they either don't have the equipment needed to finish the job or they choose to leave it half completed. an insulation issue caused them to rip off my baseboard which all broke. They left pieces all throughout my house with nails sticking out, insulation everywhere, drywall broken and cracked, and nothing completed. After me aggressively stating this could not stand for a week which was the original timeline they were quoting, they came back the next day and did another half job to put baseboard back on. Nail holes are still exposed, caulking isn't done, drywall is broken and cracked. so on and so forth. This is quite literally the entire home. There are half jobs all over this home and none are completed.Every time I bring to their attention they give me over a month wait and when their trade shows up they trash my house again. I have spent thousands of dollars paying cleaners to come in after their crew trashes my home.This home was purchased around $620K and values for around $700K, I have continuously asked Pulte what value home I need to buy for them to care about their customers. I would happily buy a $1,000,000 home from them if they would actually care about me as a customer and complete my home.Please help remedy this with Pulte as every time I deal with them I lose money.Business Response

I have already spoken with the northeast division who hasnt been successful or even helpful at resolving these issues. Multiple attempts multiple failures, and multiple excuses as to why they could or couldnt get anything done. The chip the granite countertop was reported less than 30 days after closing on the home. I am being told now 15 months later (conveniently after the warranty is over) that its not covered under warranty. Furthermore there is little to no effort to ensure that the home is cleaned afterwards and Im left either spending hours a week cleaning after their trades or hiring someone to clean the home.Business Response

From the start of purchase this company has had communication issues that end up costing me the owner more and more money. I went through the process of our 1 year warranty for repair requests and they were left unfinished with excuses which we just had to take and get over. We have had issues with our AC and finally had it give out and even reverse to heat with no way of turning it on/off. This is the start of summer in Arizona and the home temps are getting unbearable. The conversations with the warranty were along the lines of we are sorry to hear we have yet again dropped the ball but this is on you for not knowing that we need to reach out to everyone in the company since our repair manager left the company and he was our point of contact.We want to be done with this and put everything behind us. Question to ******** Services ****** Pulte Contractor ***** ,The grout is discolored once again . The only solution might be to tear out and start over as u suggested if occurred again .
